How do I and my guests access the room?

Your email booking confirmation will give details about arriving at your room as well and instructions to give your guests.

What if I want to amend or cancel my booking?

Please email and we will accommodate any amendments we can. Please note that changes are possible prior to 48 hours before the booking.

What amenities will I find in the room?

Our meeting rooms have free WiFi, and access to free self-service tea, coffee and water from the nearby kitchen. Speciality Tea, Coffee and Biscuits are available to pre-order on the booking form. If these are ordered they will be served to you on arrival.

Can I book a room for a full or half day? And if so, is it cheaper?

The hourly rate is cheaper for 4 consecutive hours (a half day), or 8 consecutive hours (a full day). If you are likely to use our meeting room for more than 2 hours every month, it may be cost effective to become a virtual tenant and access the £12.50 an hour meeting room rate.

Virtual Tenant FAQ's

I’m not expecting to get any mail, is this right for me?

Many of our virtual tenants don’t actually receive any mail, and use Blake House for its great central address and postcode. This not only gives you a more professional image, but it protects the privacy of your home address.

How long do I need to sign up for?

As long as you like. It is a rolling month contract, with just one months’ notice to end.

Do I have to have my mail forwarded?

No. Just choose the relevant option when you sign up. If you choose not to have your mail forwarded, it will be stored in a mail tray at your chosen address and you can pick up your mail when you like during office hours.

What is included in a Blake House Virtual Tenancy?

Virtual Tenants of Blake House can use a Blake House address as their own business address, are able to receive post at one of our locations and can have this post forwarded to another address, or pick it up. Virtual Tenants also receive a 50% discount for Meeting Room hire. We also share and promote the work of our Virtual Tenants, and they are invited to our social and networking events.

Private Office FAQ's

How long are your contracts?

We offer 6-month to 2-year contracts, and will actively help to you to move to rooms of a different size, if it suits you along your business journey. Shorter term contracts can be available by special arrangements – please get in touch.

Are the rooms furnished?

Each room is different, and that’s why we encourage a viewing. All rooms are carpeted or have wooden floors, are decorated, and have CAT5 or CAT6 cabling. You would be responsible for bringing whatever furniture you require to conduct your specific business.

Is there parking available?

There is no parking allocated to our rooms. We help tenants on an individual basis to locate suitable city centre parking arrangements for them and their staff.

What internet and phone systems are available within the building?

We have CAT 5 / 6 cabling, Dark Fibre connection and VOIP telephone capability throughout the buildings. Although we pay for the infrastructure, you will be responsible for any monthly packages you choose with our partners York Data Services.

Can I book a viewing?

Of course, give us a call, or email us at and we will set up a viewing. We advise booking a viewing well in advance of needing your new office, as we often have a waiting list. At the viewing we will establish what sort of office would work for you, and will let you know as soon as one becomes available.
